The site itself comprises 6 field parcels of agricultural land bounded by mature hedgerows interspersed with trees.

The site is a very short walk from Hilperton and its services including the village hall, rugby club, primary school, pre-school, pub, employment opportunities, Paxcroft farm shop and the various shops and services at Paxcroft Mead. The site is also a circa 11 minute cycle ride / 8 minute bus ride to central Trowbridge which has all the shops and services expected of a principal settlement.
